Elevation developed a core and shell governance strategy that accounted for future tenant provisions. Through detailed whole-building energy modelling, we optimised the façade performance and HVAC efficiency to create a highly resilient base building. We then established a clear compliance framework that future tenants must adhere to, protecting the asset’s overall efficiency.

The tower achieved improved predicted energy performance against baseline standards and secured its targeted certification. Masdar Net Zero Energy Mosque

Masdar City commissioned the region’s first net-zero energy mosque — designed to generate 100% of its annual energy requirements on-site. Under a standard design-and-build procurement model, the risk of critical design interventions being value-engineered out is high. For the education facilities on The Line, design drift is not just a cost issue; it is a systemic risk to the core vision of the development. The environments must perform flawlessly to support learning while adhering to strict net-zero parameters.

The Challenge: Balancing Luxury with Verified Efficiency

Delivering a high-end hospitality asset under the JANU brand requires an uncompromising approach to guest experience and comfort. However, operating in Ras Al Khaimah means the asset must also meet stringent environmental regulations and aggressive sustainability targets. The challenge was to achieve LEED Gold certification and full compliance with RAK Green Building Guidelines without diluting the architectural vision or the operational luxury expected of the brand.

The Governance Solution: Integrated Performance Engineering

Elevation embedded sustainability governance directly into the design and procurement phases. Rather than treating LEED Gold as a standalone checklist, we integrated the required performance metrics into the core engineering of the resort. We provided rigorous oversight of energy modelling, water efficiency strategies, and material selection, ensuring that the design intent for both luxury and efficiency was protected through to the construction phase.

The JANU Resort is on track to achieve LEED Gold, proving that ultra-luxury hospitality and high-performance engineering are not mutually exclusive. The Challenge: Carbon Lock-In at District Scale

Modon required a credible, investment-grade net zero pathway for one of Abu Dhabi’s most significant new mixed-use masterplans. For a high-density, cooling-dominated development, early design assumptions dictate the long-term operational viability of the asset. The risk was carbon lock-in: establishing an infrastructure baseline that would become a liability against future UAE Net Zero 2050 trajectories and institutional capital requirements.

The Governance Solution: Establishing the Baseline

Elevation deployed the “Lock” phase of the Verified Performance Framework™. We moved beyond static compliance models to establish a defensible, time-dependent greenhouse gas emissions baseline across all development phases (2029, 2033, 2040). Using bottom-up spatial analysis and ASHRAE-aligned typologies, we quantified Scope 1, 2, and 3 emissions across operational energy, embodied carbon, transport, waste, and water.

The Outcome: Capital Certainty

By independently modelling five credible reduction pathways—from fabric upgrades to sitewide PV deployment—we provided Modon with decision-ready insight. The resulting decarbonisation roadmap aligned capital expenditure with future UAE strategy, protecting the long-term valuation of the 2.46M sqm masterplan against systemic transition risk.

The Ras El Hekma Masterplan is not just a development; it is a transformative 18,000-hectare urban center designed to set new benchmarks for sustainability in Egypt. The challenge at this unprecedented scale is twofold: establishing a unified sustainability framework that can govern environmental performance across massive, multi-phase delivery, and ensuring that climate resilience is structurally embedded to protect the long-term viability of the masterplan.

Elevation was appointed by Modon to provide strategic sustainability consulting and align the entire masterplan with LEED Cities Gold. We developed a comprehensive governance framework that defined critical sustainability metrics for carbon reduction, energy efficiency, biodiversity, and infrastructure resilience. Crucially, we led the development of a Climate Resilience Strategy, leveraging climate baseline data to ensure masterplan-wide adaptation measures were integrated from day one.
